Sell Your Home For Higher a Premium and Faster When Updating

According to recent data, it takes about 2 months to sell your home.  If you’re not moving across the country for a new job, or you have plenty of money to pay two mortgages at once, then you might be tempted to just sit it out and wait for the right buyer to come along.  But if you’re like most of us, you want to have your home updated, staged, priced right, and sold a whole lot faster than that.

How do you get your home sold quickly so that you have one less worry?  Aside from hiring the best Realtor in Billings, there many different methods you can employ to get the house sold faster, and for the price that you want.  It’s a given that you want to make sure it’s clean and well-staged; what most people don’t realize is updating the home can lead to a faster sell.  Here’s what you can look into in order to sell the house faster.

Put on a New Roof

With the number of hail storms that we get here in Yellowstone County, it’s important to have a roof that’s going to stand up to a beating.  You can help your buyer have peace of mind with their new home by putting on a new roof for them.  By eliminating a worry for them, it becomes far more likely that a buyer will make an offer sooner.  Not only that, but the house will look better in the real estate listing pictures.

Having your home re-roofed with architectural-grade asphalt shingles will run you $3 to $4 per square foot installed.  Upgrading to high-end, premium shingles such as GAF Timberline Ultra HD shingles or CertainTeed Independence shingles will cost you anywhere from $4 to $6 per square foot .  That’s quite the spread.  Are you going to recoup the cost of the roof at the time of sale?  The answer is maybe.  Putting on a high quality asphalt roof will look good and last a long time, but it’s not going to cost an arm and a leg — think along the lines of about $8,000; it all depends on the size of your home.  There are a few different brands of asphalt shingles such as CertainTeed, GAF, and Owens Corning to choose from — your costs for materials and installation will vary depending on which style you choose.

Upgrade the Siding

Many houses are sided with vinyl siding.  It doesn’t look bad, it’s affordable, and it goes on quickly.  The only problem is that as it ages, it gets brittle and can be damaged easily.  That’s precisely why there’s a big movement to swap vinyl for fiber cement board, or engineered wood siding (like LP SmartSide).  These are much better products, but they’re going to cost more than vinyl.

Having your home re-sided with vinyl will run you $2 to $7 per square foot.  Upgrading to engineered wood costs $3 – $5.  That’s quite the spread.  The important thing to remember is that when you hire the cheapest labor, you often get the cheapest results.  Choose a contractor that has extensive experience working with the siding that you choose.  The final product will enhance the curb appeal on your home, causing more buyers to put in offers.

Replace Inefficient Windows

If your windows are over 20 years old, there’s a chance that you’re losing a ton of heat through them.  Not only that, but the older they are, the more dated they look.  While there is a certain appeal to historic windows, those windows weren’t exactly known for their energy efficiency.  Upgrading to newer windows can help improve the look of your home, improve the efficiency, and ultimately help it sell faster.

The good news is that you don’t have to change out every single window.  Replacing them all could end up costing quite a bit, and you might not be able to recoup enough of the costs to make it worthwhile.  Instead, replacing the basement windows will cost less, result in a warmer downstairs, and improve the look of the home.

Do a Little Landscaping

Landscaping is a bit tough to do in the winter, but if you’re getting ready to sell in the spring or summer it’s an easy way to perk up the way your home looks.  Too often yards go untamed, the result is an overgrown and disheveled mess.  Fortunately, it’s a pretty simple task to clean it up; often you can do it all yourself.

Add new mulch to flower beds, straighten edging, put potted flowers around, and over seed the lawn.  By the time you’re done you will only have invested a few hundred dollars, but you will have improved the curb appeal significantly.  Your goal is to make buyers come in for a closer look.  After that your Billings real estate agent can sell them on the perks of the home.

Swap out the Doors

There are two doors that will be noticed right away on your home: the front door and the garage door.  In order to draw in the most buyers, you want these two areas to “pop” as much as possible.  Updating both can take just a couple of days.

Get Concrete Work Done
